IAN SIMPSON SCHEME – HYBRID SCHEME 2011
Ian Simpson Architects have been working in conjunction with John
Robertson Architects to re-consider the proposed tower scheme.
The brief to the architects has been to focus on the tower element of
the scheme and see what might be possible in terms of re-configuration,
within the existing permitted bulk and mass. They have focused on the
following issues:

- Consider an alternative internal layout for the tower element of
the scheme, in terms of a different hotel and residential offer with
smaller unit sizes.
- Seek to rationalise the ground and plaza uses, in order to simplify
the development.
- Re-organise the basement levels to come up with a more cost
effective solution.
- Consider increasing the floor to ceiling heights within the tower.
The result of this study has rebalanced the tower, with private residential
accommodation becoming the majority use, whilst retaining a very
high quality hotel offer. In appearance the tower has retained its height
and physical appearance, but now has a reduced number of floors and
the basement areas have been drastically reduced.
Overall the configuration of this scheme will appeal to a wider
commercial audience, than the previous consented scheme, that was
devised with a particular occupier in mind.
The solution that has been derived from this study includes:
- 147 bedroom 5 star lifestyle hotel and ancillary facilities
- 265 luxury residential apartments
- 46/47th floor sky deck
- 32 shared ownership apartments in podium block
Please note that at the present time the hybrid scheme is purely an
illustration of what could be achieveable within the bulk and mass of the
consented tower. The on-site affordable housing provision remains
unchanged, as does the proposals for the skydeck.
This study has no planning status and has not been discussed with the
London Borough of Southwark.
