As a further study Fletcher Priest Architects have been commissioned
to carry out a massing study looking at what might be possible on the
site, as an alternative to the Ian Simpson tower scheme.
Their brief has been to consider and include the following elements in
their design.
- Retain hotel and residential as principal uses, but vertically dividing
the spaces as opposed to horizontally.
- Consider a solution that may be built in phases, thus improving
buildability.
- Consider a 100% on site affordable housing solution, so as to
avoid an off-site or commuted sum payment structure.

The result of this study has been to create 3 distinct, vertically divided,
blocks, each with a different principal use. The north eastern part of the
site has been used for a 30 storey tower, so exploiting the superb river
views. Overall of the form of development has been considerably
simplified, in contrast to the consented scheme.
A summary of the proposed accommodation is set out below with a
schedule of areas.
- 255 room 4 star core brand hotel
- 207 luxury residential apartments
- 80 mixed tenure affordable housing apartments
- Ancillary retail and underground parking
- Phaseable development
